Its really smart to build community first before signing a lease somewhere. I lived in Blacksburg for many years. Finally left in 2001 for work in North Carolina. Currently I own and operate a space called <a href="http://www.carrborocoworking.com" rel="nofollow">Carrboro Creative Coworking</a> in <a href="http://en.wikipedia.org/wiki/Carrboro,_NC" rel="nofollow">Carrboro, NC</a>. (Its next door to Chapel Hill home to UNC.) I'm looking forward to visiting the burg soon. Will look for y'all when I'm there. Please contact me if I can provide any advice or assistance.
